Case study: Chastin J Miles
Went from $0 to $30K in 3 months by fixing content messaging

Chastin J Miles is a real estate coach and a realtor based in Dallas. He was actually part of the Dallas Mavericks' marketing board or something in that sense - i can’t recall his exact involvement or title.But when we started working together, he was struggling with getting sales calls and sales appointments booked despite having 100K Instagram followers. We literally had zero sales calls for MONTHS.The content was not working.
Side note - your follower count is less relevant to generating leads and revenue than you think. If your content is relevant, even 1% of 1000 followers (10 serious inquiries) getting converted will get you paid.
So to find out what the problem was, I did 60-minute calls with 30 to 50 people from his existing followers list. I had a list of questions about what they were struggling with, what they'd already tried, what was standing between them and where they wanted to go.And based on that information, I changed: what the offer needed to say, what angles the content needed to hit, and exactly what the audience was thinking before they decided whether to book a call or keep scrolling.From there I restructured the offer, rebuilt the funnel, and wrote the scripts. Then I recorded myself saying the scripts, so that Chastin could hear exactly how they were supposed to land, not just read them off a page.Another problem - time. Chastin was in between appointments all day every day — realtors, coaching clients, board commitments. So I told him: just pull out the phone in the car, right before you drive off or right after you arrive, hit record, say the script, done.I also took his sales calls personally. Every conversation gave me info that was fed back into new content angles. Everything just became part of a feedback loop that kept making his content better. Which helped in continuously driving traffic and sales calls. He already had people following him, but the key was to convert them using content that is relevant to them.

Result: $0 to $30K/month in three months.So the process of what I do for my clients now is quite similar.But the difference is that the research and consultation calls that took me weeks of manual interviews in Chastin's case now take hours due to AI.And also Instagram’s recent algo improvement made its reach literally 1000x better than in the past. Reels actually reach strangers now vs during Chastin’s time it only showed your content to your followers. MASSIVE OPPORTUNITY to be on Instagram right now as a result. It is the new TikTok but better.On top of that, I added in competitor analysis. Not just what the ‘research’ is saying that are working for a market. Because this gives you data and understanding of the actual market, which sets up the foundation of being able to come up with specific and relevant content.

For Calvin, it took a week of calls. For my clients today, I do that on their behalf — combining AI-assisted market research with competitor analysis, looking not just at what successful accounts say they're doing, but what they're actually posting and what their audiences are actually responding to.Once the research was done, Calvin and I got on a weekly call for one to two hours.
